The Belmont Zoning Board of Appeals (ZBA) is reviewing O'Neill's
application for a Comprehensive Permit in great detail. Under the regulations implementing
the comprehensive permit law, Chapter 40B of the Massachusetts General Laws, the Belmont ZBA
must balance "local needs" against the need for affordable housing. That will include a careful
examination of flooding, wetland impacts, sanitary waste overflow, infrastructure capacity, and
the new information that the 100-year flood plain might be much larger than previously thought, as well
as questions concerning public safety, density, pedestrian safety, and impact on schools. Belmont
can expect the ZBA to review all these issues carefully. The ZBA has the final say whether the development
will be built as planned by the developer, built with specific conditions,
or rejected as unsuitable.

Proposed residential traffic impact study peer review by BSC Group
The BSC Group was retained by the town of Belmont to perform a review of the traffic analyses of the 300-unit residential apartment development known as the Residences at Acorn Park. This report analyzes the information from the traffic report prepared by Vanasse and Associates, O'Neill Developers' consultant. In addition, a site plan by Rizzo Associates was reviewed.
